I guess I was always going to be in property. I’d made a couple of attempts to get into the industry when I was younger but ended up in sales. The job paid well but never inspired me.

Then I bought a house. It was a wreck. We stripped it back to the brick and built it up from there. New roof, kitchen, floors ... the lot. We transformed the place.

And the strangest thing was that I loved it.

By pure coincidence, I met a property expert at a networking event who agreed to mentor me for six months in property investment. That was all I needed.

I made mistakes, and got stung a little along the way, learned the lessons and changed course to property sourcing.

There are too many people out there taking advantage of investors new and experienced who just don’t have the time or knowledge to do it themselves. Selling deals that just don’t stack up.

But I wanted to do it differently, fairly and ethically, be straight and up front with you. If a deal is a good investment, I’ll tell you. I’ll also tell you if it’s not (sometimes quite bluntly).

Deciding to put your money into property is only the first step – but if you choose Donelan Property, it’s the only task you have to do.

Everything you need to know about investing with Donelan Property

Do you have a specific kind of client or investor that you look to work with?

We mainly work with small buy to let and HMO investors who are reasonably new to investing. This is where we feel we can add the most value and help the client to get more from their investments. 

However, we do also work with larger developers and investment funds as and when they need our help.

How will you make £5,000 of my money work for me?

We source to order only, and we go out to the whole of the market. We look at online platforms like Rightmove and Zoopla, as well as contacting estate agents directly. We also have good relationships with estate agents and other sourcing agents who send us properties off market before they go online – that gives you exclusive access to the best available properties on the market ahead of the crowd. Additionally, we carry out the initial viewings on any properties so that you only have to view the property you decide is worth buying. Even then, you don't have to view it if you don't want to or live abroad. It’s a fee that covers the whole search and investment process.

Is the £750 commitment fee separate to the sourcing/finder’s fee? What is it for?

This is completely separate to our sourcing fee and you will only ever pay it once when you start working with us. Our commitment fee shows us that you're as committed to us as we are to you. It also gives you access to our trusted power team of vetted professionals.

What are your fees?

We charge a one-off commitment fee of £750 (+VAT) that serves two purposes. It shows us that you are committed to the investment process and allows us to start the process of searching for properties. Furthermore, the commitment fee gives you access to our power team of trusted and vetted suppliers, including solicitors, brokers, surveyors, trades and more. We’ll send any deals we source to you in the form of a deal pack with as much of the information in as possible. This will include basic information about the property, photography and information about the area. Whether it takes a week or a month, we’ll keep searching until we find the right property for you! Once we do, the sourcing (or finder’s) fee is 2% of the property price, or £5,000, whichever is higher. That’s charged at 50% on the instruction of solicitors, and 50% on the completion of the sale. That means you’ll know that we’ll keep pushing that sale through for you until completion. We’ll do all the chasing of solicitors, brokers, agents, and anyone else, so that you know everything is running as efficiently as possible throughout the whole process.

What does the sourcing/finder’s, fee do and why should I pay it for on-market properties?

Our finder’s fee covers the time and energy our team puts into finding you the right investment and progressing that deal through to completion. We are always very open about where we source our properties from. Many of the properties we find are from platforms such as Rightmove and Zoopla, and a lot come from properties which haven't quite made it to market yet. Regardless of where we find it, it takes the team a lot of time to search through all the possibilities and carry out the due diligence required to make sure it is a good investment for your needs in the long term, then arrange viewings. If you’re purely looking for 'Off Market' properties then we won't be the right sourcing company for you as there is more to the process than simply “finding” a possible investment.

What geographical areas do you cover?

We focus our sourcing property in Manchester and the North West because this is where we know the market and can use our knowledge to secure you the best investments!

If you are specifically looking for property in an area we don't cover directly, then we work with external sourcers who live up to our high standards and values.

What makes Donelan Property unique and different from other sourcers?

First, we source directly for our clients. A lot of property sourcers search for properties and then will try to find an investor to buy that property. We do it the other way around so you know you’re getting a deal that perfectly fits your criteria. 

Second, we stress test each deal to make sure that it stacks up for you in the long term. We do our best to take every conceivable cost into account when finding you an investment so that you have total transparency.

Why should I choose Donelan Property?

Unlike estate agents or many other sourcing agents, we source to order and don't hold a stock of investments that we want to convince you of just to sell them. We give you the whole and honest picture on any investment and provide a plan for the lettings and management process that will maximise your income in the long term – all you have to do is make the decision!

Why would I pay a commitment fee when other companies don’t charge one?

We charge this to avoid timewasters and ensure that both the client and we are committed to working together. We want to guarantee that both parties take the investment process seriously. The commitment fee also holds us accountable. We believe in the value of the service we provide, and that it is worth paying for.
