What we offer

Letting & management services

We offer three levels of service, each designed to suit different types of investors and each requiring different levels of landlord involvement:

Full management

(12% of rent)

  • Legal documents
    Ensuring all paperwork is correct and all agreements are signed.
  • Rent collection
    Collecting rent from the tenant and chasing unpaid/overdue rent.
  • Maintenance
    All repairs, maintenance and ad-hoc queries from the tenants are handled.

Rent collection

(8% of rent)

  • Legal documents
    Ensuring all paperwork is correct and all agreements are signed.
  • Rent collection
    Collecting rent from the tenant and chasing unpaid/overdue rent.

Tenant find

(£495 one-off fee)

  • Marketing of your property
    Arranging photography and advertising the property.
  • Finding a tenant
    Arranging viewings, carrying out credit, affordability and referencing checks.
  • Legal administration
    Preparation of all necessary paperwork, tenancy agreements and an inventory.

How do you calculate rents?

Similarly to how we calculate property values, we look at comparable properties in the area which are currently on the market, as well as using our knowledge of other nearby properties that are already tenanted.

How do you calculate the property value?

We calculate this by looking at comparable properties in the area which are on the market currently, and properties that have sold within the last two years within a half-mile radius.

How do you calculate the work needed on a property?

We estimate the work needed to bring a property up to a high standard based on average costs of previous jobs we have completed. 

Our allowances for works are estimates and we always recommend the client gets quotes for the required works before a purchase completes. We can arrange accurate quotes for you through Donelan Maintenance, our reputable, tried-and-tested maintenance service if required.

Who is the target renter for my property?

This depends on the location and type of the property. For example, you wouldn't look to rent to students if there was no university/college nearby. The most important thing to know is that when you buy with Donelan Property, you don’t need to worry about this. Our lettings and management service will take care of finding tenants on your behalf.
