Do you also manage the properties you source?

Yes, we operate a full lettings and management service for our clients that takes care of the whole process. We can also manage other properties you may have as well that you haven't sourced through us.

Do you source below market value (BMV) deals?

Yes, we can source deals that are below market value. However, we always advise our investors not to focus on this point. 

We have seen investors lose out on deals in the past because it wasn't 'Below Market Value', even though it would have been a great deal for them if they had focussed on the bigger picture. There’s more to a successful long-term investment than just securing a small discount at the beginning of the process.

Do you source flats or apartments?

Yes, we can source flats/apartments if the client wants them. However we seldom see them stacking up as good investments financially, similarly to new builds. 

If that is what you are looking for though, we will make sure to take into account any service charges and grounds rents which may apply.

Do you source new builds?

We will source whatever the client is looking for. However, we tend not to search for new builds as a lot of the time they don't stack up financially for our investors’ needs.

How do you find properties?

We search the whole of the market to find properties for our clients. That includes online platforms such as Rightmove and Zoopla, contacting estate agents directly, and working with other property sourcers and property developers. 

We also find properties from vendors who come to us directly. In that scenario, we always ensure they're aware that you're our client and not them. Sometimes they're happy with that and just want a quick sale, and sometimes they're not so we recommend one of our local estate agents to look after them.

How long will it take to find me a property?

There is no exact answer to this question. It could take a week, a month, or even a year. It completely depends on the type of property you're looking for and the market at the time you're looking. We have usually found your first property within the first month with previous clients, though.

What type of properties do you source?

While we can source any type of property within reason, our main focuses are buy to let properties, small HMOs and small developments and conversions.

Why would I use a sourcer to buy UK property?

Many people want to invest in property but don’t have the time, knowledge or proximity to dedicate to getting it right. 

A good property sourcer will take care of the whole time consuming process for you – finding suitable properties, arranging viewings, undertaking the paperwork, introducing you to professionals who can provide the services you need, and then managing the ongoing lettings process.
