What 10 Years in Property Has Taught Us

Reaching 10 years in business is no small thing. In fact, most businesses don’t make it this far. It takes consistency, resilience, and the ability to adapt when things don’t go to plan.

Now layer that with the property industry - where markets shift, regulations change, and trends come and go - and it becomes even more significant.

At Donelan Property, we’ve spent the last decade sourcing investment opportunities, working alongside investors, and navigating the ups and downs of the market. And if there’s one thing we can say with confidence, it’s this: you don’t last 10 years in property by accident.

So, we thought we’d share a few of the biggest lessons we’ve learnt along the way.

1. A “good deal” isn’t just about the numbers

On paper, a deal can look great. Strong yields, good purchase price, decent projected returns. But numbers alone don’t tell the full story.

Over the years, we’ve learnt to look beyond the spreadsheet. Location, tenant demand, future regeneration, exit strategy - these are the things that make or break an investment long-term.

The best deals are the ones that still make sense in 5 or 10 years, not just today.

2. The right strategy matters just as much as the property

Not every property suits every investor.

Some clients are looking for steady, hands-off income. Others want to add value and recycle cash quickly. Some are building long-term portfolios, others are focused on shorter-term gains.

We’ve learnt that success comes from matching the right strategy to the right person - whether that’s Buy-to-Let, HMOs, flips, or anything else!

It’s not about chasing what’s popular. It’s about what works for you.

3. The market will always change - and that’s not a bad thing

If you’ve been in property long enough, you’ll know there’s no such thing as a “stable” market. Interest rates shift, regulations evolve, and buyer behaviour changes.

We’ve seen it all over the last 10 years.

The investors who do well aren’t the ones who wait for perfect conditions - they’re the ones who adapt. They adjust their strategy, reassess opportunities, and keep moving forward.

Property isn’t about timing the market perfectly. It’s about understanding how to work within it.

We’d even argue that Warren Buffett’s old quote of “Time in the Market beats Timing the market” works even better in property context than in his own investment world!

4. Due diligence is imperative

This is one we can’t stress enough.

Rushing into a deal without proper checks is one of the quickest ways to lose money in property.

Over the years, we’ve built a process that goes far beyond surface-level analysis. From property condition and costs, to rental demand and exit options - every deal is assessed thoroughly before it ever reaches a client.

Because protecting your investment is just as important as finding it.

5. Relationships drive everything

Property is a people business, believe it or not.

The agents who bring us opportunities. The investors who trust us with their money. The brokers, solicitors, and contractors who help get deals over the line.

After 10 years, we’ve built a network that allows us to access opportunities others simply don’t see. And that’s something that can’t be built overnight.

It’s earned through consistency, trust, and doing what you say you’ll do.

6. Why working with an experienced sourcer matters

There are a lot of property sourcing companies out there. And like any growing industry, not all of them stand the test of time.

Reaching 10 years is a reflection of doing things properly. It means:
