What To Know About HMO's In September.

For HMO landlords in Greater Manchester, August is crunch time. With thousands of students arriving in the city each September, the weeks before the new academic year decide whether your rooms are full, compliant and earning - or sitting empty. Here's how to use the summer well.

Start with compliance

The summer gap between tenancies is the easiest time to get safety checks done without disrupting anyone. Before new tenants move in, make sure:

  • Your HMO licence is current and you're meeting its conditions, including room sizes and occupancy limits
  • Gas safety certificates and electrical (EICR) reports are in date
  • Fire doors close properly, and smoke and heat alarms have been tested
  • Fire escape routes are clear and emergency lighting works
  • Your EPC is valid

Councils across Greater Manchester take HMO standards seriously. A failed inspection in October is far more disruptive than a fix in August.

Refresh before you re-let

Students and young professionals compare properties online before they ever visit. Small improvements can make a big difference to how quickly rooms let:

  • A fresh coat of paint in communal areas
  • A deep clean, especially kitchens and bathrooms
  • Checking furniture and replacing anything tired or broken
  • Reliable, fast broadband - often the first thing tenants ask about
  • Updated photos that show the property at its best

Know the new rules for student lets

The Renters' Rights Act changed how student tenancies work. With all tenancies now periodic, there's a new possession ground, known as Ground 4A, designed to help landlords of student HMOs keep their letting cycle in line with the academic year.

To use it, landlords need to have told tenants in advance that they may rely on it. For tenancies that were already in place, the deadline to notify tenants was 31 May 2026. If you let to students, it's worth checking whether this applies to you, and building the notification into every new tenancy from now on.

Remember too that rental bidding is banned. In a busy market, you can't accept offers above your advertised rent, so set the right price from the start.

Plan for turnover

The changeover between tenants is where time and money are often lost. A simple turnover plan helps:

  1. Book check-outs and inventories in advance
  2. Line up cleaners and contractors before the rush
  3. Return deposits promptly and fairly
  4. Have referencing ready so new tenants can move in on time
